----- 五次转手成传奇
1996年，道格第一次以6百万美元，出售牛奶大厦。当时这座大厦周围的社区，还充斥着妓女和非法毒品交易。道格找到了犹太地产开发商摩西·马纳与他的合伙人，并着手规划能够让这座历史悠久的大厦重现生机的开发计划。
在他们的努力下，这座大厦被打造成适合媒体公司工作的办公中心，被人们戏称 “牛奶工作室” （Milk Studio），并引导整个社区向时尚办公区域转型。
2004年，道格第二次出售牛奶大厦。经过8年，大厦与周围的社区已经改头换面。纽约本地的地产投资公司Angelo Gordon相中了这座大厦，以5500万美元的价格购入。2008年，道格又协助Angelo Gordon以1.61亿美元的价格，将大厦转手给佛罗里达的建筑以及地产投资公司Stellar Management。2013年，他又再一次作为地产经纪人，将该大厦以2.8亿美元，转手给纽约的高端地产投资管理公司Jamestown。

----- “毛头小子” 挑战 “刁钻女王”
作为一名戏剧制片人和投资银行家的儿子，道格于1984年从常青藤名校布朗大学毕业，并获得心理学学位，他的第一份工作远赴英国伦敦，为著名的博彩公司Ladbrokes Betting工作。1990年，他回到美国，并开始在加州大学洛杉矶分校学习MBA。1992年毕业时，他才开始正式进入房地产行业。
当时，他的家人在一次晚宴上邀请了著名的曼哈顿地产女王 - 雷欧娜·汉姆斯利。时值她刚接手来自丈夫哈利·汉姆斯利的一个价值50亿美元的房地产投资组合。由于雷欧娜刁钻古怪的个性，以及随心所欲解雇合作方的恶名，没有人愿意接手这个“烫手山芋”。但初出茅庐的道格决定挑战这项任务。

但正是这三年陪伴雷欧娜的时间，让道格接触了日后他一次又一次转手销售的那些地产资源，其中就包括这次他成功推销给谷歌的牛奶大厦，这段时间也使得道格积累了大量纽约地区买家和卖家的渠道，并在一次一次的大型招标会中，训练了自己。
道格认为，自己作为地产经纪人成功的秘诀是：永远带着真诚，再以最聪敏的方式，去说服对方。
他也认为，要成为一个成功的商业地产经纪人，必须不惜一切代价，在对方进行尽职调查前，就吊起对方足够的兴趣 – 这便是他从与雷欧娜的相处中，学到的。
----- 屡创纪录，走向成功
从“刁钻女王”那儿毕业的道格，将所获的经验，融入了之后的交易中。2003，他成功将通用汽车大楼卖给了纽约著名的地产开发商哈利·麦柯龙（Harry Macklowe），创下了14亿美元的纪录。
在接下来的十年中，他先投身纽约著名的房地产投资公司Eastdil Secured，带领的商业地产团队，与世邦魏理仕（CBRE）的经纪人们，争夺纽约天际线的统治权。他的团队，在2015年，成功以首创记录的54.5亿美元，卖出史岱文城与库珀村（Stuyvesant Town - Peter Cooper Village）的巨型开发项目。
同时，道格深刻地认识到，房地产投资市场，也在经历着前所未有的改变 – 越来越多私募股权公司、养老基金、以及主权财富基金，开始大量投资纽约的房地产市场。道格形容：“纽约市场的游戏规则，已经在形式和制度上发生了改变。”
另一方面，道格也敏锐地察觉到，为了吸引更多、且实力更强的买家，地产经纪需要掌握大量的数据和研究，迈入大数据时代 – 这成为了他与他的团队，在2016年集体加入高纬环球（Cushman & Wakefield）的契机。
当时的高纬环球，虽然在纽约的市场份额有限，但拥有庞大的国际网络，并且，市场情报与投资咨询方面的服务，已经相当完善。道格来到高纬环球的第一单，就是将当时哈德逊广场的新时代华纳（Time Warner）中心项目，以13亿美元的价格卖给瑞联（The Related Company），帮助当时资金短缺的时代华纳还债。
5年之后，哈德逊广场获得空前的商业成功。道格的团队，又促成时代华纳的新母公司 – AT&T，以22亿美元的价格，回购15年的租约。
